The picturesque location of the Commune of Czerniewice (in pine woods), with its infrastructure and investment lands, encourages economic investments, in particular along the route popularly referred to as S8 Warsaw–Wrocław route. Its additional asset is the closeness to larger and smaller agglomerations (Warsaw, Łódź, Częstochowa, Piotrków Tryb., Tomaszów Mazowiecki, Rawa Mazowiecka).
The Commune of Czerniewice does not possess any land which could be leased or sold. However, it has a local zoning plan for the Commune of Czerniewice, adopted in 2004, and many amendments thereto, where a significant part of the commune area was designed for production and services (private land which can be bought from individual farmers). Those are areas at the national road no. 8. At present, it is possible to connect to the power grid, water supply and sewage systems. There have been pending negotiations with Polska Spółka Gazownictwa Sp. z o.o., branch in Warsaw, concerning development of a gas pipeline. The Commune of Czerniewice is situated outside any zones of impact on the protected areas "Natura 2000".
The largest service and production area is situated in Podkonice Duże. The local zoning plan also provides land for investment in Lipie, Wólka Jagielczyńska, Czerniewice and Studzianki. In the investment land of Podkonice Duże, there is a development created by GOLDPASZ Spółka Akcyjna with its seat in Golub Dobrzyń, voivodeship of Cuiavia and Pomerania, which bought the land from private owners.
